When we speak for the first time this is what we discuss, so you can do the fun part and find the property you want.
You need to consider some of the costs over an above the Deposit and the main ones are Surveys, Legal Fees & Stamp Duty.
When you find the property, you then come back to me to discuss the price and reconfirm that it is still affordable and ensure you are happy with recommendation, whilst it still fits your needs and requirements.
Most Estate Agents want a Decision in Principal and I can get that for you.
I then fully submit the application based on the information you have provided and documents you have supplied to then process through the lending system until borrowing is agreed and the Offer is produced. An Offer is confirmation that the lender is happy to provide the money required to purchase the property.
Your solicitor receives a copy of the Offer and then they conduct all the legal matters surrounding the purchase until you are ready to exchange contracts and complete the sale.
I will be in regular contact during the process to ensure everything is running smoothly and if you need any advice on Insurance.
But the service continues as I am always available if you have any issues and will be in contact with you on a regular basis to review your mortgage.
